I have over 13 years experience in the property development space which I helped build together from scratch with a small firm who was solely in construction before venturing into a developer. Was solely in charge of project operations A-Z as there was lack of workforce and slowly built a team to complete necessary tasks. I also helped to determine if ventures were feasible before acquiring the said land with design and costing measures in place. In total we completed projects worth 600M of GDV and have successfully handed over them ranging from industrial to commercial projects (with Strata titles).
Went to an International School (Garden International School) which allowed me to graduate early (15 years old) and go into Architecture at Lim Kok Wing early. Decided not to take up architecture and managed to reduce 2 years off my Construction Management Major thus also getting my Bachelors of Science early. I then worked with my family (construction business) and turned us to a small property development player in the field.
When it comes to problem solving and career, Im deemed to be a Yes man, and have learned a lot throughout the years after several failures - I pick up quick and get back up with a positive attitude to solving problems and meeting goals.
1) Deriving solid feasibility projections before deciding to buy the land
2) Collaborated with strong consultant teams during designing, planning, building and handover stages to complete projects at stipulated timeframe. Consultants involved are Town Planner, Surveyor, Architect, C&S and M&E Engineers, Quantity Surveyor etc.
3) Involved heavily during planning stages to maximize GDV while blending in Design DNA of project. With a construction background, I also worked closely with design team to save costs on certain items meeting budget.
4) Was solely in charge of expediting approvals from relevant authorities from KM (Planning) to Building Plan and CCC (Handover) Stages running to relevant authority departments (MBSA, IWK, SYABAS etc.)
5) Coordinated monthly/bi-weekly consultant and construction meetings with relevant contractors, overseeing site progress and QC Stage during construction
6) Expedite approvals for CCC and coordinated QC before handover stages.
