I have almost 11 years of working experience with UEM Sunrise Berhad. UEM Sunrise is one of Malaysia's leading property developers. It is flagship company for township and property development businesses of UEM Group Berhad and Khazanah Nasional Berhad.

Willing to learn and explore new things and skills to widen my vision. Challenges are welcomed as I believe challenges are essential to a better path. Sales Operation Executive

  • Liaise with project team and CCU so that accurate information is given to banks, as and when requested by bankers.
  • Pushing for conversion when got bank loan approved so that sales can be lock in before purchaser change his/ her mind.
  • Arranging signing of SPA, loan letter offer and loan agreement with lawyers effectively so that SPA and loan can be executed efficiently.
  • Handle agents' cases from booking to conversion, effectively and efficiently. Therefore, agents are more encouraged to sell.
  • Ensure files send to CCU is complete and accurate, so that CCU conversion time is more effective.
  • Tracking report for sale conversion
  • Follow up with sales staff to submit complete file, loan approval and solicitors to forward the executed SPA.
  • Prepare documentations for Agent Commissions
  • Create leads & key in buyer details for Agent cases.

  • Involved in a pre-development project at Kepong-JV Project collaborating with UEM Sunrise Berhad and Melati Ehsan, project MK27-Astrea & post- development project Residensi Solaris Parq Plot A stage of condominium projects.
  • Preparation and coordination of architect certificates for project stage claims where applicable.
  • Preparing annual capital expenditure and operating expenses budgets of the department and monitoring departmental operating expenses variance reports.
  • Assist in preparing cheque requisitions for fees submission to relevant authority
  • Provide liaison between Project Team Leader, project team members and other internal/external parties as and when required
  • Proper filing system, project documentations, office upkeep and monitoring of staff movements and e-HRMS approval routing.

  • Performed a daily operation site walk to the cleaning, security, hygiene, landscape, fire-fighting and access control system and other services to ensure the property are well managed, upkeep, maintained and operationally safe and secured bases on Standard Operating Procedure (SOP) and prepared a monthly operation report to be submitted to the superior.
  • Responsible for processing service provider monthly claims and prepared utilities consumption report to be verified by the committee member and financial department.
  • Ensured the documentation of the payment process are in order according to the SOP and attached together in the monthly operation report.
