1. Routine Maintenance.

• Inspect and service building systems (HVAC, plumbing, electrical, lighting, etc.).
• Perform preventive maintenance to avoid breakdowns.
• Change filters, lubricate moving parts, test alarms, and replace worn-out components.
• Fix plumbing leaks, clogged drains, faulty wiring, broken locks, and other building issues.

2. Able to diagnose and resolve problems with heating, cooling, or electrical systems, and replace light bulbs, fixtures, and damaged parts.

3. Safety and Compliance

4. Ensure the building meets safety codes and regulations by testing and maintaining the fire alarms, sprinklers, and emergency system. Follow OSHA or local safety guidelines when working with equipment.

5. General upkeep includes maintaining common areas, restrooms, and exterior spaces, performing minor carpentry, painting, and drywall repair, and also coordinating with contractors for major repairs when necessary.

• Attends breakdowns, mantraps, follows the monthly servicing schedule, and will prepare for JKKP and Dosh inspections. Every three months, we will follow up with a second schedule. Settle the owners' complaints and defects. Work according to the supervisor's instructions, and submit daily reports. Good at handling tools.
• Retained service records of maintenance and repair tasks to facilitate invoicing.
• Worked closely with property managers to schedule routine maintenance visits within their preferred timelines.
• Involved in emergency call-outs for urgent repairs, minimizing disruption for building occupants.
