• Leasing including Pre-leasing of properties owned by the company
• Marketing : Promoting and creating awareness of the commercial properties by way of working with the Brand Communications Department and Community Manager in curating marketing materials and events
• Tenancy Management : Management of the existing tenancies and lead the negotiations on renewals
• Tenancy Administration : Assisting in the drafting of Letter of Offer and being actively involved in discussion with external lawyers on the Tenancy Agreement
• Reporting directly to the Head of Investment Properties

Scope of Work :

• Developed leasing plans for two retail properties (shop lots) with a total lettable area of 60,000 sq ft
• Leasing and pre-leasing of properties owned by the company
• Involved in getting internal leasing approvals
• Facilitated the handing over of space between the Facilities Management team and the incoming tenant
• Reported directly to the Director of Retail Leasing

• Coffee outlet in Quayside Mall, Kota Kemuning (NLA of 1,500 sq ft)
• Office space in Gamuda Walk Mall (NLA of 7,000 sq ft)

Portfolio : 41-storey office tower (NLA of 600,000 sq ft)

Scope of Work :

• Marketing, which included working with appointed PR & Brand agencies in preparing brochures and organising events
• Leasing and Pre-Leasing of the space within the building from the construction period to post-completion
• Tenancy Management : Management of tenancies and leading the negotiations during renewals
• Tenants' Relations : Engagement with the tenants and acted as the liaison between the building management team and the tenants regularly to ensure the outsourced building management team achieved the UIRE's standard of service response and quality
• Became the point of contact for the Malaysia Digital Economy Corporation (MDec) in leasing and managing of the Incubator Space within the building and ensured the building achieved the performance standards set by MDec
• Reported directly to the Senior Asset Manager who was based in Singapore.

Achievement(s)

• A total of 560,000 sq ft (93% occupancy) with major tenants such as Citibank (145,000 sq ft), AIA (150,000 sq ft), Ranhill Worley Parsons (132,000 sq ft), RHB (43,000 sq ft), Nettium (28,000 sq ft) in a span of 5 years after obtaining Certificate of Completion and Compliance (CCC).

• Research : mainly property market in Malaysia, Singapore, London and India.

Scope of Work :

• Research : Preparation of market research on cities determined by the top management and conducted company/biography search for review by the middle management
• Property and Facilities Management : Involved in the preparation of tender documents and liaised with the appointed Property Management Company in managing the day-to-day operations of Menara Perak, Kuala Lumpur
• Leasing of the office space of Menara Perak, Kuala Lumpur
• Coordinated expansion or relocation of the Group's subsidiaries offices as and when required
• Reported directly to the Senior Manager - Corporate Finance and Project Director

Achievement(s)

• Leasing : A total of 180,000 sq ft (95% occupancy) with major tenants Bumi Armada and iPerintis.

Role : Head of Property Management

Portfolio : Managed over 1,000 condominium units (low end to high end) on behalf of the developer and also Joint Management Body (JMB) / MC

Scope of Work : Managed, oversaw the following :

• Site operations and administration
• Department's annual budget, including the revision of property management contract fees and staff salaries f
• Management of a team comprising 20 building management staff based in the HQ and site offices
• Involved in human resources planning for the Property Management Department
• Business Development : Worked together with the Director-in-charge of the Department in securing new projects/contracts
• Reported directly to the Director of Property Management

Achievement(s)

• Secured a straight 3-year property management contract of the first high-end condominium project for CH Williams.

Scope of Work :

• Conducted Market and Feasibility studies required by developers and financial institutions (Mixed development, Township, Residential development)
• Conducted a quarterly market review of purpose-built office buildings and retail centres in Klang Valley:
• Carried out site investigations on proposed petrol station sites in Klang Valley for Petron Malaysia which included traffic count and survey of the surrounding neighbourhood
• Reported directly to the Director of Research and Senior Manager of Research.

Portfolio : Strata office & shopping mall (a 6-storey office tower on top of a 4-storey retail mall)

Scope of Work :

• Management of the daily operations of Wisma Satok, Kuching
• Supervised and managed a team of building management staff (from the handymen, the technicians to parking attendants)
• Monitored and managed the collection of income of properties such as service charges, water charges, car park, toilet fees and rental of common area
• Reported directly to the General Manager.
